Thorough Examination of the Building Structure

Inspection of the property exterior: The inspector will check for any signs of damage and wear that could affect the structural integrity of the property. Identifying structural issues like subsidence of footings, structural cracks, poor surface drainage, water leaks and roof exterior inspection (even 2 story homes) with our drone.

Inspection of the property interior: The inspector will search for indicators of moisture or water damage, detect cracks or other structural problems, identify termite infestations past and present including conducive conditions. Other items like sagging ceilings, undulated floors, drummy tiles, poorly executed renovations will be inspected just to name a few.

Examination of the electrical and plumbing systems: The inspector will search for visible signs of deterioration, damage, or potential safety risks like exposed wiring or leaks. All plumbing will be tested, showers, vanity and traps tested to ensure they flow and are no leaks.

Others who rely on a report not directly completed for them do so at their own risk and should be aware that the inspector holds no liability for any missed defects. In short always arrange your own Pre-Purchase building inspection before purchasing a property.

Remember the inspector’s client is the seller and the real-estate, it’s not in the inspector’s best interest to write an accurate report that details every major defect.  If so, it’s likely the real-estate will not use their services again.

The turnaround time for receiving a building inspection report can vary depending on the inspector and the scope of the inspection. In general, most building inspectors aim to provide the report within 24 to 48 hours after the inspection has been completed.

A detailed and thorough report can save you from making an awful mistake in buying a property with major defects that could be very costly in repairs or in some cases the property is just not worth the investment, and it may be better to knock down and rebuild.
