The top 10 priciest suburbs in Sydney are mostly found in the eastern part of the city. A bit further away, Palm Beach on the northern beaches is ranked 7th on the list with a house value of $5.5 million. It has become one of Australia’s most sought-after seaside spots. Buyer interest has tapered off lately due to higher interest rates and reduced borrowing ability, resulting in a cooler local market.

Sydney has some of the most luxurious living in Australia. It comes with a steep price tag because it’s close to the CBD, offers stunning views of the Harbour Bridge and waterfront, as well as prime boutique shopping and elegant cafes.

Bellevue Hill in Sydney’s eastern suburbs is one of the most expensive areas in the country, known for its grand estates and heritage manors. The average house price is $8.42 million, making it a highly sought-after location with stunning views, great amenities, and prestigious schools. Despite general market changes over the last 6 months, Bellevue Hill’s housing market remains strong due to high demand and limited supply.

The mega-mansions here are so rare that it’s hard to get an accurate value due to low sales. Billionaire Atlassian boss Mike Cannon-Brookes lives in Point Piper and bought his historic home, Fairwater, for $100 million. His business partner and company co-founder Scott Farquhar also owns property there, purchasing the Elaine estate for $71 million.

Point Piper has some of the most expensive units with an average value of $5.2 million, ranking it 10th nationally. For example, a recent sale was 5/23 Wolseley Rd – a brand-new unit with 3 bedrooms and amazing views of the city skyline, Opera House, Harbour Bridge and water – which sold for $16.5 million in March.

Vaucluse ranks second on the most expensive suburbs in Sydney list. With a house AVM of $8.08 million, up by 2.15% in the past quarter and 13.2% higher year-on-year.

It’s followed by Dover Heights on $6.6 million, up 3.8% quarter-on-quarter and 12% higher in the past year, then Double Bay on $6.3 million, up o.3% in the past three months and 9.11% year-on-year.
