What’s included in a termite inspection?

Termite and Timber Pest inspections by a competent person will cover the termite risk as affected by local factors, and include those parts of the subject property to which reasonable safe access is available.

The inspection shall include an assessment of each of the following areas, where these occur and reasonable access is available and shall involve visual assessment and the use of sounding tools and a moisture meter where visual evidence indicates that these may provide additional evidence.

  • Interior of the building
  • Exterior of the building including trees, stumps and timbers embedded in the soil on or within the property boundaries, up to a distance of 50m from the building.
  • Any accessible sub-floor space.
  • Any accessible roof voids

The inspection does not include timber within the building that is not part of the building or that is obscured from visual appraisal.

Examples of timber elements not to be inspected include the following:

  • Furniture
  • Furnishings
  • Stored items
  • Concealed timbers.

Non-invasive inspections often called visual inspection is the normal procedure. An invasive inspection will result in damage to the affected wall linings, cladding, timbers etc. and permission from the owner or authorized representative is required.

The good news is that now we have high-quality technology designed to detect pests and termites without damaging the structure available to us.

This technology combines thermal, moisture and radar-activated tools. Using this technology, inspectors can essentially look through walls, floors and ceilings to examine your property for pests and termites without leaving a trace.

Inspectors also know exactly where to look when finding potential infestations. For instance, termites and termite nests tend to be located underground or within wood materials themselves as these pests avoid open air and bright lights.

Using their experience and knowledge, pest inspectors can determine whether or not your property is infested with termites or other pests that can cause damage to the overall structure.

Since most of these cues aren’t visible to the untrained eye, it’s key to hire a professional to do a pest and termite inspection in your home versus taking a DIY approach.

If your inspector advises that certain areas of your property are inaccessible or risky, you are strongly encouraged to immediately arrange that access be made to your inspector.

At Clear View, our Building and  pre-purchase inspections involve:

  • Providing a treatment solution advice to remove active termites and pests from your home
  • Construct the best termite barrier advice to suit the construction of your existing home
  • Offering pricing estimates for repairs and pest management to ensure your not getting over charged by pest management companies
  • Full Pre-purchase timber pest/termite inspections
  • Full invasive building inspections

Why are pest treatments and termite inspections important?

Pest Treatments and termite inspections should be conducted annually as a homeowner. Especially if you’re moving into a new home or apartment, you’ll want the property inspected for pests and termites.

Although pests are usually tiny and often can’t be seen by the naked eye, they’re capable of causing a huge amount of damage to buildings. If you catch an infestation before it gets out of control, you’ll have a much easier time avoiding costly repairs.

Pests like cockroaches and termites can fit through the tiniest cracks in your foundation and easily cause enormous damage to homes. Termites, in particular, prove to be especially dangerous as their main source of food is wood.

Annual pest and termite inspections are essential for every property owner:

  • Highlights any building defects
  • Prevents future property damage
  • Prevent nuisance pest like cockroaches and spiders causing illness
  • Keep loved ones safe and free from harm
  • Maintain good Hygiene

Since a pest treatment and termite inspection will examine your property in an extremely detailed manner, it’s common that they’ll also highlight any building defects that you should know about.

At Clear View, we can provide advice and consultancy for existing home owners.

Another reason you’ll want to know about any pest infestations is to prevent future property damage. Since termites feed on wood, they can become extremely costly (and dangerous) when it comes to property damage.

The Australian Standard recommends at least 1 inspection every 12 months but more is recommended. This is in the Australian standard AS 3660.2

It’s a no-brainer to protect your property and your peace of mind by scheduling regular pest treatments and termite inspections for any building you own.
